Since our first Midtown at Bonita guide in April, the 68-acre town center at Bonita Beach Road and Bonita Grande Drive — the very intersection that leads to Vivid Shores — has kept up its momentum. Here is everything that changed this summer.
01Five More Names on the Roster
In mid-June the developer announced five new signed tenants: Dana Tyler Boutique (jewelry, apparel, and gifts), Airport Donuts (a Naples craft-donut concept), Prime IV Hydration & Wellness, Fresh Monkee (fruit and vegetable shakes), and Mattress Warehouse.
They join a list that already includes TJ Maxx, Ulta Beauty, Jeff's Bagel Run, Gelato & Co., LowBrow Pizza, Mason's Famous Lobster Rolls, Three Sixteen Cafe, Mathnasium, and Pacific Dental Services — with the TJ Maxx and Ulta signings alone pushing leasing to nearly 100,000 square feet earlier this year.
02A Deliberately More Walkable Plan
Midtown was approved for 315,000 square feet of commercial space, but the developer is intentionally scaling the project to roughly 175,000 to 200,000 square feet to create what it calls a more curated, walkable environment — fewer big boxes, more town center.
03First Residents Arrive This Summer
Paradiso Bonita Springs, the luxury apartment community inside Midtown, is nearing completion with leasing underway and its first residents expected this summer. The master plan calls for roughly 400 residences plus a 165-room boutique hotel — a built-in customer base for the shops and restaurants that follow.
04Timeline: Openings by Year-End
As of the June announcement, tenant buildouts were set to begin within weeks, with the first stores and restaurants expected to open by the end of 2026 and additional phases continuing after that.
05The Corridor Is Being Upgraded Too
The city has approved a $17.8 million project on East Terry Street — stormwater improvements plus a multi-use pedestrian and bike pathway running from Old 41 east to Bonita Grande Drive, largely covered by a federal grant. That is the back route to Vivid Shores, and construction runs through 2027.
06Five Minutes from the Gates
Everything above sits at the entrance to Vivid Shores' own corridor. When the first Midtown businesses open at the end of this year, residents will have a walkable town center of shops, dining, and services closer than any other new community in Bonita Springs can claim.
