The mid-year housing reports for Southwest Florida are in, and they tell a consistent story: buyer activity has surged back while the supply of homes keeps shrinking. Here is what the latest numbers say, and what they mean if you are weighing a purchase in Bonita Springs this year.
01Sales Are Up Sharply Across the Region
In the Naples market, June closed sales rose 16.5% year-over-year to 881 homes, and year-to-date sales are up 17.9%. The overall median closed price reached $595,000, up 3.8%, with the single-family median hitting $750,000. Naples logged more than $1 billion in residential sales in June alone.
Florida as a whole posted the same trend: statewide single-family closed sales rose 9.3% in June with the median price up 4.9% to $432,000.
02The Bonita Springs-Estero Close-Up
Closer to home, the May report for Bonita Springs and Estero showed 357 closed sales, up 16% year-over-year, with pending sales up a striking 37%. At the same time, inventory fell 28% and new listings declined, leaving the median sales price steady at about $524,700 and homes averaging 65 days on market.
Notably, distressed sales have all but disappeared: June closed with zero foreclosures or short sales in the Bonita Springs-Estero market.
03Rates and the Fed
Freddie Mac's average 30-year fixed rate stands at 6.69% for the week of August 6 — the highest in about a year — after the Federal Reserve voted on July 29 to hold its benchmark rate steady for a fifth consecutive meeting. Most Fed officials no longer project meaningful cuts this year.
The takeaway: waiting for sharply lower rates has been a losing strategy in this market, which is why builder rate buydowns (more on those in our May guide) have become the most valuable incentive on the table.
04A Quiet Storm Season So Far
NOAA's updated outlook released August 6 raised the odds of a below-normal Atlantic hurricane season to 75%, forecasting 7 to 13 named storms with at most 2 major hurricanes, driven by one of the strongest El Nino patterns on record. Only two named storms have formed all season, and no hurricanes to date.
05What It Means at Vivid Shores
Falling inventory and double-digit sales growth put steady pressure under Southwest Florida values, while new construction remains the one place buyers can still negotiate meaningful incentives. With Pulte homes from the mid-$700s and Stock Luxury Homes plans from the $1.3 millions, Vivid Shores sits squarely in the strongest segment of this market: single-family, gated, new construction.
