In April, the national median price of a new home came in at $403,200 — below the $404,600 median for an existing home. Builders have been competing hard for buyers, and unlike individual sellers, they can adjust with incentives instead of just price cuts.

For more than a year, at least six in ten builders nationally have offered sales incentives, and industry research pegs the combined value at roughly 7 to 8 percent of the sale price — far above historical norms. PulteGroup, Vivid Shores' lead builder, reported incentives running about 10.9% of gross sales price in the first quarter of 2026 — roughly $54,500 on a $500,000 home.
The most common forms: mortgage-rate buydowns, closing-cost credits, and design-center allowances.

With market rates hovering in the mid-6s to 7 percent, a builder-paid buydown to a below-market fixed rate typically lowers your monthly payment more than an equivalent-dollar price reduction would — because it attacks the interest side of the equation directly.
